With summer winding down, we wanted to take a moment to put together a photo slide show of our favorite photos from the summer! This summer has been super fun and very busy! We have cranked out a lot of energy audits and Energy Reduction Plans, we have air sealed and insulated several complexes and we had a very successful green drinks event at the Handlebar Pub to celebrate the energy efficient Swan Street project.

Western NY is having a heat wave right now – high 80’s all week! It’s great to see summer extended well into September however, it’s also means higher electric bills due to cooling. There are tons of articles on the internet on ways to reduce your utilities in many creative ways but we wanted to do a quick post with a few ways that you can do now to reduce your electric bill!
Here are a few simple, cost effective ways to reduce your electric bill.
1. Upgrade your lighting.
LED lighting is coming way down in price but if those can’t make it into the budget, do your best to get compact florescent bulbs (CFL’s) in every light fixture.
CFL’s use half the energy as a traditional bulb. LED are half that of CFL’s. Also, consider using timers or motion sensors in laundry rooms and basements so your lights only stay on for as long as you need them! We have been testing out these POLAR LED light bulbs with a motion sensor attached here at the office and they are cheap and work well. Solar lights for the garden and outside walkways don’t cost you a penny on your electric bill and can be very effective!
2. Upgrade to Energy Star Appliances.
Your appliances consume a lot of energy! Keep en eye out for the Energy Star label. Energy Star appliances are much more energy efficient than the standard options out there. ENERGY STAR certified refrigerators are required to use about 20% less energy than non-certified models. Choosing a new certified model over a standard model and cut your energy bills by more than $125 over the lifetime of your fridge. If you want cooling in your home, pick up an Energy Star window air conditioner. They have come down in price over the past few years and are at least 15% more energy efficient than the standard wall units available.
3. Get your home air sealed and insulated!
Air seal the holes so your cool air doesn’t escape and insulate it so the house stays cooler longer. (This goes the same for heat in the winter!) Air sealing and Insulating your house is one of the most cost effective things you can do and it has so many other added benefits – sound barriers, reduces pests from coming in and adds comfort. If your household income is below 60 percent of the state median income or you participate in a utility payment assistance program, you should consider applying for the EmPower Program. By participating in the EmPower NY, you can get FREE energy saving measures such as lighting, appliances, insulation and much more for your house no matter if you rent or own! This will help make you more comfortable and safe while decreasing the amount of money you spend on your utility bills.

The best part for us is that our work directly benefits the residents. Our projects have helped approximately 24,000 New Yorkers become more safe and comfortable in their homes. The residents are the ones who benefit from lower utility bills, reduced cold drafts in the winter months and upgrades to their appliances.
Green Drinks at Handle Bar / Apts at the HUB

This months Green Drinks will be a building tour and green networking combination event at Schneider Design Architects PC’s new downtown historic renovation project, Apartments at the HUB. A mixed use building at 145 & 149 Swan Street will boast a first floor bar and cafe called Handle Bar, a bike shop/store, and beautiful energy efficient apartments above. Buffalo Energy is hosting this event and will give attendees a sneak peak into what will make this building energy star eligible. After Buffalo Energy’s work is done, the apartments at Jake Schneider’s Swan Street project will use 15-20% less energy than new construction projects built to NYS energy code.
There will be some libations and snacks provided by our hosts, and access to the rooftop patio with stellar views of downtown Buffalo’s skyline. You won’t want to miss this event!

This is a quick video we took yesterday when we were doing an energy assessment of a commercial building… Check out the air leakage coming from the windows! We used a blower door test to depressurize the room and a smoke pencil to enable a visual inspection. This testing method really helped to identify critical areas to air seal in this commercial building. Just a simple measure of caulking around these windows will help to drastically reduce air movement which will reduce utility bills (heating and cooling!) and increase comfort for the people sitting near them.

We are very excited about the future of the PACE program!
The NYS PACE program will allow building owners in NYS to pay back the costs of energy efficiency improvements on property tax bills over terms as long as 20 years. Western New York has yet to adopt the program however progress seems to be moving forward between city and county officials. Today PACE picked up some more state wide support from NYSERDA! Energize NY Finance leverages PACE (Property Assessed Clean Energy) financing to help commercial and non-profit property owners undertake deep energy improvements. The program must be adopted by a governing body of the county or city, it is not adopted statewide.Projects include energy efficiency and renewable energy for commercial, multi-family, light industrial and nonprofit owned buildings. Why is it important?
PACE is a program that can save energy and money for your business.
We in Western NY have a unique opportunity for businesses and organizations to save energy and money while upgrading our commercial building stock.
In 2009, New York state passed a Property Assessed Clean Energy (PACE) law that allows municipalities to offer PACE programs that can eliminate the up front costs of energy efficiency and renewable energy projects for commercial buildings and multifamily housing.
PACE allows building owners to pay back the costs of improvements on property tax bills over terms as long as 20 years.
Low interest loans are designed so the costs of repayment are less than the value of energy savings – meaning an immediate cost reduction for building owners.
To implement PACE locally, Erie County and the City of Buffalo would need to opt in to the Energy Improvement Corporation (at no cost), which NYSERDA has sanctioned to help municipalities enact PACE, while providing a source of low interest funds for the program.
